CORE COLD Woodstock is a next-generation, purpose-built cold and freezer storage warehouse designed to strengthen food distribution infrastructure across Southern Ontario. The project proposes a 1,000,000 square foot high-capacity public grocery storage facility strategically located in Woodstock, Ontario, at the crossroads of Highways 401 and 403 — one of Canada’s most critical logistics corridors. Engineered to meet rapidly growing demand for temperature-controlled storage following major supply chain shifts, the facility will provide large-scale cold and frozen storage solutions for grocery retailers, food manufacturers, distributors, and foodservice operators while improving regional supply chain efficiency and inventory consolidation. 

Designed as a high-performance logistics hub, the development features a cross-dock configuration, high-bay storage with up to 50-foot clear heights, over 180,000 pallet positions, and extensive shipping and receiving infrastructure supported by advanced refrigeration systems and energy-efficient technologies. Sustainability is central to the design, incorporating near net-zero energy strategies including rooftop solar coverage, geothermal systems, and high-efficiency refrigeration to reduce operational costs and environmental impact. Expected to generate approximately 200 jobs and significant economic activity, CORE COLD positions Woodstock as a key node in North America’s cold storage network while delivering long-term value through resilient infrastructure aligned with the future of food logistics.
